Stephanie Sleva, CPA, is a Senior Manager with CohnReznick based out of the Bethesda office with 7 years of experience in public accounting providing assurance services. Stephanie specializes in the real estate industry and has worked with real estate developers and syndicators specializing in low-income housing and historic tax credits. She is also well versed in the hotel industry including historic tax credit properties, working with both lodging management companies and owners from development through operations.

Stephanie oversees large, diverse teams and takes an active role that is necessary to effectively and efficiently manage client projects from start to finish. She actively engages her teams and clients to foster strong relationships while providing solutions to complex problems. Outside of her client-facing role, Stephanie is involved in CohnReznick’s CR Pride initiative and has been involved with several firm committees including learning and development, recruitment, and community service.

As Director of Development Operations, Margot Elton-Ratliff supports the goals of the Pennrose Strategic plan by supporting the structures, policies, and systems established to manage development deals and expand the number of deal opportunities. Emphasis is placed on project management and critical path analyses and the variety of Pennrose internal controls and procedures that lead to excellence in product delivery. Margot also provides leadership, guidance, and training to Pennrose’s cohort of Associate Developers. As a joint position, Margot maintains development responsibilities for a pipeline of projects in the NJ-PA-DE region.

Prior to joining Pennrose, Margot worked as a Senior Project Manager for the New York City Department of Housing Preservation and Development (HPD) Year 15 Program.  Margot holds a Bachelor’s degree in Sociology from Haverford College and a Master’s Degree in Urban and Environmental Planning from the University of Virginia.

Marisa Gentile serves as a Vice President and Senior Fund Manager, with a primary focus on the oversight of diverse real estate portfolios within Affordable Housing. Her responsibilities encompass both Low-Income Housing Tax Credit (LIHTC) and Preservation product categories, spanning direct investments and syndication models throughout the investment life cycle.

Previously, Marisa led a team of skilled accountants accountable for quarterly and annual financial reporting to investors across various products within PNC Real Estate’s Tax Credit Solutions line of business. This encompassed LIHTC, Preservation, Historic Tax Credit (HTC), and New Market Tax Credit (NMTC) offerings. Marisa boasts a rich background, having held significant senior accounting roles at PNC Bank, where she managed the day-to-day accounting facets of real estate transactions.

Before her tenure at PNC Financial Services in 2003, Marisa flourished in multiple capacities, including auditing, valuation, and forensic accounting services, at a respected regional public accounting firm. Marisa’s educational achievements comprise a Bachelor of Science in Accounting and Management from Saint Francis University, complemented by a Master of Business Administration in Data Analytics from Robert Morris University.

Aileen Gullotti is Capstan Tax Strategies’ Manager of Client Success. Based out of Dresher, PA, Aileen has over a decade of experience working with real estate owners and their tax professionals. Aileen has served as Account Manager for several large CPA firms specializing in affordable housing. She has coordinated hundreds of Cost Segregation and 45L Tax Credit Studies that provide low-income housing investors with additional benefit. Aileen works with clients across the real estate landscape but particularly finds her work in the affordable housing arena to be very gratifying.  

At Capstan, Aileen manages the Client Success Team, smoothly shepherding each project from proposal to completion. She works closely with the business development and engineering teams to optimize efficiency and ensure client satisfaction. Data analysis, system customization, and operations management all fall under Aileen’s purview, and her ability to develop and implement creative solutions is crucial to Capstan’s success.  

Rebecca Davies Adams provides financial and operational oversight to Belveron’s real estate assets located on the East coast. Prior to joining Belveron, Rebecca helped build the asset management function at Pennrose where she guided stakeholder decision making by developing and tracking portfolio-level performance standards and restructuring the firm’s annual budgeting process. She started her career with Wells Fargo underwriting and managing a portfolio of credit facilities secured by a range of commercial real estate asset types. Rebecca holds a BS in Finance with a concentration in Real Estate from Penn State University and returns to Beaver Stadium for every home football game each fall.
